NexPoint acquires two further marinas; launches Marina II DST 

Investment firm NexPoint is expanding its marine offering with the launch of NexPoint Marina II DST, a Delaware statutory trust, and the acquisition of two further marinas.

The marinas Stardust Marina on Norris Lake, in Andersonville, Tennessee and Kuttawa Harbor Marina on Lake Barkley, in Kuttawa, Kentucky, were acquired for approximately $44 million with a total capitalisation of $49 million.

NexPoint says its latest DST provides investors access to two established marina assets operating in highly trafficked recreational boating markets characterised by strong demand, high occupancy, and limited competitive marina supply.

Strong occupancy

Stardust Marina is a full-service marina located on Norris Lake, encompassing approximately 55 acres with 598 slips across five floating dock structures.

The marina is located within driving distance of Knoxville and Nashville, and has historically operated at or near full occupancy.

The marina offers fuel sales, food and beverage operations, retail offerings, lodging accommodation, RV spaces, and boat rentals.

In June 2026, the marina was expanded with the addition of 62 wet slips.

Kuttawa Harbor Marina is situated on Lake Barkley, part of one of the largest interconnected recreational boating systems in the central US.

The site consists of around 25-acres with 409 slips, with strong occupancy, active waitlists, and a long operating history within the Lake Barkley boating corridor.

In addition to slip rentals, the Kuttawa Harbor Marina generates revenue through fuel services, food and beverage operations, retail offerings, and boat and lodging rentals.

Recreational boating base

NexPoint believes marina real estate continues to benefit from favourable industry fundamentals, including a large and established recreational boating base, high customer retention, limited waterfront development opportunities, and significant barriers to entry associated with environmental regulations and permitting requirements.

“Both properties exhibit strong operating performance, diversified revenue streams, and embedded expansion opportunities that we believe can support long-term value creation for investors.”

The two marinas will be managed by marina operator New Haven Property Management.
