A 3.3-acre marine and leisure complex in Coleraine, Northern Ireland has been put up for sale, with the agent calling it a unique opportunity.

The Cranagh Complex and Cranagh Marina on the River Bann offers waterfront access, on-site facilities and investment potential, according to the estate agent, Benson NI.

The marina has around 240 meters of pontoon space and there are also deep-water moorings, with electricity and water available on the pontoons.

The site also includes level grounds suitable for helicopters, which the agent, Bensons NI says make it an ideal location for maritime activities.

On site facilities include toilets and showers, a range of accommodation options, event space and an onsite restaurant.

The marina is said to have an income of around £42,000 in 2023 with pontoons catering to 32 berth holders, most of whom annually renew their leases.

The marina and riverbed areas are currently leased at a cost of £7,000 a year from The Honourable Irish Society on a 25-year lease which expires at the end of 2032.

The site offers the only commercial slipway on the River Bann before weirs and bridges, with the agent, Daniel Henry, predicting great interest, particularly from further afield from Northern Ireland.

There is also a three bedroomed house, a chalet, cabin and static caravans included in the sale.
