One of Turkey’s largest conglomerates, Koc Holding is to acquire two key Turkish marinas and their associated luxury hotel operations in a $160 million deal.
The acquisition of Gocek Village Port marina and Gocek Exclusive Port Marina, located in the Gocek region of Mugla’s Fethiye, and other facilities will be carried out through Tek-Art Kalamis, Koc Holding’s subsidiary responsible for its marine investments, according to a disclosure submitted to the Public Disclosure Platform (KAP).
Under the agreement, Koc Holding is to take over the facilities from Yildiz Holding – known for its Ulker food brand and 50% owned by the Ulker family — and Saglam Insaat, which holds the remaining 50% of the marina operations.
The agreement provides for land usage rights for the marinas until the end of 2033, while sea usage rights are secured until 2073.
Marina and boatyard
Gocek Village Port marina and boatyard is located in Bungus Bay close to Gocek town center in Fethiye and 20 minutes from Dalaman International Airport.
The marina is popular with charter companies and private yacht owners and provides a range of services including lifting, launching and maintenance.
Logistics support is also provided to charter yachts.
The adjacent Gocek Exclusive marina accommodates yachts measuring 18 meters and above, with floating docks constructed to modern technological and safety standards.
Facilities include private, covered floating verandas and cafe-bistro units.
The adjacent Gocek Village Port offers dry dock services, hauling and launching operations, and on-site maintenance carried out by subcontractors.
Lease agreements
The transaction is subject to approval from the Turkish Competition Authority, the Culture and Tourism Ministry, and the Environment, Urbanization and Climate Change Ministry.
In addition, the parties must also sign a protocol to terminate existing lease agreements for the hotel properties.
A deadline of December 15 2025 has been given for regulatory approval to be granted. If not, either party may cancel the deal. In addition, Tek-Art may also withdraw if all conditions are not met by the deadline.
The acquisition will expand Koc Holding’s porfolio to 13 marinas and a dry dock facility.
It follows on from an agreement the organisation signed in February 2025 for the Fenerbahce-Kalamis Marina tender in Istanbul, where its subsidiary Tek-Art secured the 40-year operating rights of the marina with a $504 million bid.
Yildiz Holding recently announced it was exiting the marina business in order to concentrate on its core food and retail business.
